Terms and Conditions of Holiday Rentals:

Bookings and Payments

To secure your holiday accommodation we require a 25% deposit. A 1.5% merchant fee is charged for VISA & MASTERCARD and 3.2% for AMEX credit card transactions. You are able to direct deposit into our Trust Account to save on these fees. If payment is made by direct deposit you must supply valid credit card details on file for security purposes.

Final payment of full remaining balance must be received 30 days prior to arrival date of booking. If the balance is not received by the due date we reserve the right to charge your credit card, plus merchant fee.  All deposits and final payments are held in our fully audited Trust Account and not released until departure.  Payment of deposit denotes acceptance of Terms and Conditions

PARTIES AND FUNCTIONS ARE NOT PERMITTED ON THE PREMISES AND ARE STRICTLY PROHIBITED. The number of people occupying the premises is not to exceed the number of people that beds are provided for.

Cancellations

We strongly recommend travel insurance to cover all possibilities. All cancellations must be made in writing. Refunds will only be direct deposited into your nominated account.

For cancellations more than 90 days prior to commencement of booking the deposit will be refunded in full.

For cancellations made 90 days or less prior to the commencement of booking the deposit will be forfeited if the property cannot be re-booked for the reserved time. If the property is re-booked a refund of deposit is given with a $150.00 administration fee deducted from the deposit amount. Changing of dates or to another property can not be done during this time frame.

For cancellations 30 days or less prior to the commencement of booking, there will be no entitlement to a refund. Changing of dates or to another property can not be done in this time frame.

Telephone Charges

A phone bond of AUD $200.00 prior to commencement of booking is necessary if ISD/STD and fax facilities are required. Local calls are complimentary. Calls made to Cairns and surrounding areas from Port Douglas are billed by Telstra as STD charges. We reserve the right to charge incurred costs to your credit card.

Damages and Breakages

Damages and breakages not caused by normal wear and tear will be charged to your credit card plus appropriate merchant fee. We assume the property will be returned to us in the condition it is found on your arrival. We understand accidents do happen and do not intend to charge for accidental broken glassware or crockery.

Check-in and Check-out

Your property will be available for check in 2:00pm on the day of arrival. You must vacate your property by 10:00am on day of departure. We endeavour to accommodate special requests although we recommend booking an extra day for early check in or late check out. We do not have facilities to store personal belongings before arrival or after departure.
